Camp Verde Neighborhoods Explained: Which Area Fits You Best?
[00:00:00] Well, today let's go on a tour of some of the diverse communities that are available to you in Camp Verde. There are ranches, there are manufactured homes, there are some subdivisions. There are just so much diversity as far as homes in the Camp Verde area that I thought it would just be kind of fun for you to kind of tag along as I drive around some of these communities, and I'll tell you a little bit about them as we go along.
It seemed that it would make sense for me to show the actual areas that have more green in Camp Verde, because a lot of Camp Verde has a lot of water, a lot of underground rivers. So this area right here is about eight minutes from Cottonwood, right off of Horseshoe Bend and the 260. [00:01:00] We're going down into an area that has a lot of manufactured homes.
There's a couple of 55 plus communities down here, some site-built homes. It's just a smattering of site-built, manufactured, to 55 plus communities, and decent acreage on some of these properties. No HOA, very minimal restrictions as far as CC&Rs. This would be part of Yavapai County, so any requirements or restrictions are gonna be enforced by Yavapai County
We are coming up here to, obviously there's a RV resort. There's a lot of RV resorts in the area. it's very popular for RV-ers, RV-ers to come here. and they're, some are seasonal, some are permanent. On the left and the right here, there are 55 plus communities. So I'm just gonna drive through really quick.
They're small, they're quaint, older [00:02:00] homes, and we're just gonna take a, you know, drive through. Hang on. Here we go. It's Willows. It's The Willows Retirement Community. These are nice double wide manufactured homes, most of them. Some have garages, some have just carports. And as I said, they're older homes. So really nice established community.
As you can see, all these beautiful mature trees. but very clean. Here's their clubhouse to the left here. There's a clubhouse. Sorry, I can't see it. It's hard to drive and adjust the camera, so we'll circle back so you can see it. it doesn't have a lot of amenities. It's a very low-key, 55 plus community.
Again, you own the house, but not the land it sits on. There's almost always a home for sale in here So if you're patient, you can find one. Whoops. Gentleman. [00:03:00] That's what it, that's what it's like living in a 55 plus community. You just never know. So this is really just a big loop. And, like I said, it's small, it's quaint, very well-maintained 55 plus community.
So let's see if we can drive past the clubhouse. All right. The clubhouse is right in front of us, and I just passed four listings right be- ha- ha, right behind me. So as I said, there's almost always homes for sale in here. Okay. So this is The Willows 55 plus community. And we're just gonna kind of meander around the communities here a little bit, in and out.
There is a mix of manufactured... And I'm not gonna drive the whole neighborhood. This is to just give you a feel of what I would do if you were thinking about moving to Camp Verde and you really didn't know what area you wanted to live in, what part of Camp Verde. See, this is a very lovely house. Nice big [00:04:00] area.
we would drive around, and I would show you sort of snippets that you're gonna get today of the different areas, 'cause Camp Verde is a massive spread out community. The Camp Verde city, which we will, you know, tour downtown, go past the restaurants, it's very tiny. But Camp Verde itself is very, very spread out.
And I actually used to drive over here and get... See my hairdresser. She was awesome. But as you see, lawns. Do you see these lawns? There's lawns here, and a lot of people in here have their own wells, or they are on the irrigation system where they flood your yard for free a couple of times a week. But you're gonna see lawns here.
You're not gonna see lawns like this in Cottonwood, or Cornville, or Clarkdale, or Sedona, because we have to water and pay for the water for our lawns. So that's a really [00:05:00] important thing. If having green is important to you, then you definitely want to be thinking about Camp Verde, 'cause there's a lot of water available to you at little or no expense in Camp Verde.
Again, as you can see, lots of trees. This is beautiful shaded area. These are manufactured homes in here, this little strip that I'm going through now, but there are also site-built homes throughout this area. I just wanted you to see how beautiful, shaded green this area is compared to what a lot of people think- It's like living in Arizona.
We are going to be heading into the town of Camp Verde. it's right off the 17 and 260, so there is a lot of traffic that stops. There's gas stations, [00:06:00] fast food, rest stops, that kind of thing, that are right off the freeway. However, we are going to drive into the town, and I will show you, it's not very big, but they have the basic things that you need while you're living here
Okay. So we're gonna head in and we're crossing over the freeway here. Sorry, I'm trying to give you a bigger angle on this
And you're gonna see a ton of fast food restaurants here. Of course, right off the freeway, that's what everybody's stop quick to eat and go
Camp Verde does have a number of hotels here. I think there's three or four right here, right off the freeway, so it's a great location to, you know, if you're coming for a weekend or to tour homes, it's a great location, especially if you're looking specifically at Camp [00:07:00] Verde to sort of set up yourself for the weekend.
All right, so we are heading in and we're gonna go past the intermediate care, hospital/facility. It's not urgent care. It's more than urgent care, but it's not an emergency room. A lot of people that live out here only say good things about that, experience. All right, so we are here, and I'm just gonna drive through the parking lot, and I'm gonna try and get into this, manufactured home community.
Okay. Anyway, this is the intermediate care facility
And I've only heard good things about it, so that is nice that, I mean, it's the best care in this area, so the fact that you hear only good [00:08:00] things about it encourages me, definitely. Let's see if we can get into the Lease Land Park. All right, so we're going into Verde Ranch Estates. It is manufactured homes.
This is a new community, no age restrictions. The, lot rents are very reasonable. It is a newer community. I think they started building in, like, 2021, shortly after COVID, so it's a very new community. They have single wides, they have park models, and they have double wides in here that I'm aware of, and most of them have a carport.
They always enclose the backyard. The yards are all enclosed, typically, and they all include a small shed. There is a very nice, and when I say nice, I mean beautiful, clubhouse. We're gonna drive up to that. And they have pool, they have a fitness room, they [00:09:00] have activities, they have grills, they have, pickleball.
They have everything. And again, this is a new community, but they've really ... This is the clubhouse. It's very nice. It's very nice. Inside is beautiful. They have a community kitchen. They have activities here. They really wanna encourage people to come and gather in this space. So this is, again, not age restricted.
The lot rents are very reasonable, and the homes are less than five years old, and they are, I think, still building some new ones, and I've sold several homes in here. the HOA is very reasonable and easy to work with. I forgot to mention that they also do have ... It's gated, so at night, everything is closed up.
Now, [00:10:00] today, there's one side that I can get in during the day 'cause I went to the sales office area, but typically after the sales people leave for the day, the gates are locked, and you have to have a code to get in and out. Okay. So we have, this is the community. This is the loop, so to speak. We're gonna do the loop through town, and then there's a couple of subdivisions I'm going to visit, but we have Bashas.
To the left here is really, I mean, we've got gas stations, but I'm gonna drive into Bashas 'cause this is really your shopping sara- center. This is it. This is what we got, 'cause there's not a whole lot here. We've got Family Dollar. We've got Dollar General. We've got, I think it's, Walgreens, might be CVS, but we're gonna see.
So Bashas is your grocery store. So I'm gonna stop this and do this because the stores are all on the left. So we are gonna drive up here. And of course, [00:11:00] you've got to have Starbucks. It's not a real community without Starbucks. All right. So these are ... This is your shopping. You've got ... Okay Oh, there's a CVS.
Okay, cool, cool. I wasn't sure. Couldn't remember. So we've got CVS, we've got Crusty's Pizza, we've got Baan Thai Express. Okay. We've got, oh, senior high school. That's obviously off. We've got a nail stop
UPS, we've got NAPA Auto Parts. The other auto parts was over there. So here's like, this is your shopping. This is what you got. Not a whole lot. We've got Body Works over here, a sewing store, H&R Block, little Mexican rest- so there's a few [00:12:00] restaurants, and then we've got over here, Big Birdie Smiles. We've got a dentist Not like you have control, but I do.
And then we have Chase Bank, and that is most of, like, the downtown shopping area. It's all good. Anyway, okay. We've got the post office. Here's the post office. Right here's the post office. And then we're gonna continue down because around the bend here, again, we've got State Farm, we've got another little plaza, mostly businesses.
Around the corner here are sort of more fun stores. We've got some antique stores. We've got more restaurants. This is gonna take you over to,
Fort Verde. You can also get to Montezuma Castle. [00:13:00] Okay, so there's Valley View Restaurant and Lounge. There's a lot of really... Now Astoria, great restaurant. We've got antique stores in here. We've got just kind of some fun things here. So this is the other part of Camp Verde. This is the other part as far as shopping and stores, and Moscato's is a great restaurant.
Um, but there's just not, it's not a big place. It's just a very sweet little town. You know? It's, it's just low-key and it's a great place just if you like that rural living, if you like small town, this is a great small town, honestly. I really like it. It's got antique stores, it's got thrift stores, it's got all the little things that make it quaint and fun to visit, fun to just go and shop.
If you live in town, you're like, "I'm gonna [00:14:00] pop over to the thrift store today 'cause I have time." I mean, there's just a lot... In the feed store. I mean, again, horses and things like that. So it's kind of a quaint little town, but it is, you know, about 15 minutes from here into Cottonwood. So again, I'm just driving you kind of around so you kind of get a feel for this is, this is it.
This is the town of Camp Verde and it's, it's cute, it's quaint, but it's small. They are building some apartments in here. Let's see if we can go find those. I'm gonna drive through a subdivision that is just the sweetest little subdivision. They have, an activity center
And I've listed homes in here. These are actually manufactured homes. Now, [00:15:00] I couldn't believe it. Now, this is the activity center. They don't have a lot of activities, but they do have the activity center. They are responsible, the HOA fees pay for the maintenance of the road because it's too narrow for the city to be responsible for.
These are manufactured homes that do not look like or feel like manufactured homes when you are in them. I have sold several in here. I absolutely think it's a darling little community. And this is it. This little loop that I'm doing is the extent of this subdivision. But these are really nice homes.
They're not the typical manufactured homes. They don't look like it. They don't feel like it. there are no rentals allowed in here, so people do try to sneak them in, but they are not allowed Not on leased land, so you own the land and the [00:16:00] house. That's important. It is also not age restricted in here, even though there are a lot of maybe older people in here.
But this is a nice little subdivision. This is it. That's the extent of it, here in Camp Verde, in town. Okay? We're also gonna drive through the Cliffs Parkway here, The Cliffs, and this is another subdivision. It's called The Views on one side and The Cliffs on the other, and this is just above the shopping area.
These are all single family homes Not very big lots, not very big homes, but again, if you wanna be in the town of Camp Verde, this is one of your options. There are other freestanding, but these are newer homes, nice little subdivision. No real amenities, so [00:17:00] the actual HOA fee is very low. They don't have a clubhouse or anything.
It just keeps the, yards and fronts looking good so you don't have aisles of, you know, dead cars sitting in the yard, weeds, all of that. But this is another very small, quaint, little, subdivision in the city of Camp Verde. Next we're gonna head into this area that we're in now, drops really low, and one of the things that you really have to be concerned about in this area is flooding, because there could be flooding in a lot of areas.
We're going down low. And there's hiking in here. There's a lot of access to trails. People have large ranches and big acreage in here. It's site-built homes, all individual. There's no subdivisions that I'm aware of really in here. Everything [00:18:00] is custom or manufactured, but brought in. And we're, as you can see, we're going down, we're going down, we're going down, and when the rivers overflow, and there's rivers back in here, it's an issue with flooding.
That's something that a lot of people need to think about, because if you're in an area that's a flood zone, you're gonna need flood insurance. So we're heading in, we're heading in. You saw the sign back there, there's a lot of hiking and day use camping in here. So we're getting more into the more rural feel of Camp Verde.
This is not very far from downtown. This is maybe five minutes from downtown Camp Verde and such, but it's definitely-
Not the major drag. It's much more rural, [00:19:00] much more. And you see, I mean, there's horse farms. There's a lot of space between properties. You're like, "We're just seeing trees." I know. I know. This... Yeah, there's, there's some houses coming up here. Yeah. So it gives you a little bit of a feel. I mean, I've got a gentleman that's way out here, bought a property way out on this road, and he absolutely loved it because it's very remote and he's got amazing views of the mountains.
It's, it's just fun, and Amazon does deliver out here, just so you know. That's important, having to know that. So it gives you a feel that these areas are definitely a little further away from the day-to-day stuff, but you've got bigger homes. You've got the ability to have a ranch. You can have your horses.
You've got elbow room, as I like to say. You've got some elbow room. So I just wanted to drive [00:20:00] down here for that reason, that it's landed cattle, so that you knew when I say you got elbow room here, this is what I'm talking about, is going out here. And again, there's gonna be more water. People are gonna have lawns.
They're gonna be growing hay. They have trees. It's just, again, the water is right there underneath. Most of these have their own well. There's no city utilities, so you have your own well. You have your own septic. obviously the electric is here. You've got the wires, but septic and wa- wells are pretty common in the Camp Verde area.

Well, I hope that gave you a little bit more of a feel for Camp Verde. Camp Verde is a massive community, and we'd be driving all day if I were gonna show you all of your options. So finding out if you want more elbow room, you don't mind wells and septic, that [00:21:00] you, if you wanna be closer into town, do you wanna be where there's more water?
There's just a lot of things to consider when thinking about buying here in Camp Verde. It's definitely a rural community, but all the basic things that you need are here in town, and everything can be got to from pretty much anywhere in the Camp Verde area within 20 minutes.
