[00:00:00] Well, now you have been watching several of my videos on Cornville, and you may be thinking, "Hmm, is this the right community for me? Would this be a good fit for me?" So today I am going to talk about who Cornville might be a good home for. And yes, I'm driving. I like to drive when I'm talking on a video.

It's fine. That way I don't just stare at the camera. Anywho, hopefully this will be helpful for you to decide, is it even a community that I wanna consider when I come to visit Arizona and start looking at homes, or I'm already here and I'm renting, or I'm gonna sell and I'd like to maybe change communities.

So let's take a look at who Cornville might be good for. Cornville would be a really great fit for someone... Sorry. Oh my gosh, it's still [00:01:00] really smoky from the fire over in Sedona. Wow. If you value your peace and quiet over convenience. Cornville is fabulous for the peace and quiet you're gonna get there, uh, the lushness, if you are fortunate enough to have a property that's close to the Verde River or has the underground water.

But it's, it's peaceful, it's quiet, it's just a whole different, um, feel, I guess. And so if you don't mind driving 10 or 15 minutes to get to the stores, and you desire peace and quiet over everything... Oh, a little traffic here. Then Cornville might be a really great fit for you because it's quiet. The evenings are quiet.

You get to watch, you know, these gorgeous sunsets. You can enjoy the night skies. There's just, you know, benefits to that quiet area that you [00:02:00] don't get in town. It's also a great fit if you want land, if you want acreage, if you're looking, like, "I wanna have goats and burros and cattle and horses or chickens and fowl," or a lot of dogs or something, then Cornville might be a really great option because buying property there that has acreage is a lot more cost-effective than in town like Cottonwood or Sedona, or even Clarkdale.

So it gives you the opportunity, because you've got that land, that acreage, you can have bigger gardens, you can have RV parking, you could put up some sheds, you could put up your big garage storage unit so you can store all of your toys, all of your equipment. It's also really nice because on a bigger lot, you obviously are gonna have more privacy.

Number three, another reason to live out there, nature. Oh my goodness. Again, if you're close to the [00:03:00] Verde River, you're going to have more foliage, you're gonna have more potentially lawns with grass. There's gonna be more nature. You're gonna have just- Sort of you're gonna feel more, you're gonna feel closer to nature than you are living in town on a little lot.

It's great, again, for that gardening, for wineries, if you wanna start your own little vineyard. A lot of people like that. Bird watching, oh my goodness. I put out new feeders. I wanted to bring in some new birds. I put out finch feeders. Holy cow, those finch are, like, gorgeous. I have the most beautiful birds in my yard now because I put out different feed.

Let me tell you, birds here are gorgeous. There's so many. So bird watching, obviously kayaking, 'cause you've got the Verde River. You can swim it, too. Hiking. There's a lot of hiking trails in Cornville. Um, photography. I mean, I was just looking through some old photographs. I'm like, oh my goodness, I have had the best pictures.

Landscape, [00:04:00] sunrises, sunsets, clouds, just beautiful pictures that you can take. So photography would be another reason if you want to have that kind of pictures and not just pictures of the city. If you want neighbors but they're not really close to you. Again, I grew up in the country, and you'd have to walk a half a mile, or a quarter mile depending on, you know, distance.

We all lived on farms, but we were close enough that they were neighbors. I could walk to the neighbors. They, but they weren't, like, right on top of me. And there are neighborhoods there. There are neighbors. It's not, like, barren and there's nobody for 40 acres or more. There's people there, but not too close.

You got plenty of that elbow room that I always talk about. I love that. That's my thing. Elbow room is important. I have elbow room at my current place. It's really great if you're just retired and/or close to it, and you don't wanna deal with commuting every day. You don't wanna have to leave the house every day to go to work.

You just wanna stay home, and home is your [00:05:00] sanctuary. Your yard is your entertainment, and you're looking for that quiet, that solitude, maybe opportunities to pursue hobbies that you've had on the back burner for many, many decades, and you're really wanting that p- back to that peace and quiet again. That privacy, too.

Privacy. But it may not be for you. Let's just be real. I just wanna put it out there that for some people it may not be the right place to live if you want everything in walking dist- distance. Coffee shops, restaurants, shopping, all that. It's not within walking distance, unless you live right in town.

There's a little tiny town that you can live in, but most people, they're out there on their acreage. If you want entertainment, entertainment is the nightlife. It's your yard. It's nature. It's not good for you if you're wanting to be super busy with other activities, community events, going to [00:06:00] gatherings, being parts of clubs and things.

That's just not there. Nightlife, it's not there. It's also probably not for you if you don't love, enjoy property maintenance, because again, we're talking more acreage probably. We're talking, you know, larger lots means more weeds, more trees, maybe irrigation, fencing, septic, driveway maintenance. There's just a lot more dirt roads, so there could be a lot more maintenance.

And if you're looking for a lock and leave, this is not... Cornville's probably not for you. Again, that's the next thing is, sorry, I just got ahead of myself, is it's not a lock and leave lifestyle. It's, it's really, you're gonna have animals. You, you, again, you may not feel safe to leave your house for, say, weeks at a time, or even months, while you're traveling or visiting family or out of the country.

So because there's no HOA, there's no security, it's just your house out there in the middle [00:07:00] of nowhere. The last thing is it, it, it might not be good for you if you need quick access to specialists. If you have very specific health concerns that need specific specialists and medical attention on a very speedy basis, and maybe several times a week, you've got dialysis or whatever.

I mean, we have it. It's 20 minutes into town, but I'm just saying that those things you definitely wanna take into consideration. So kind of having said all that, because I think Cornville is lovely, and it is a beautiful area, is that... Sorry, my eyes are watery. Allergies. I think it's the smoke, honestly. I think it's the smoke.

Is that, you know, re- helping people to relocate here, one of the things that I've really, really learned is it's not about the house. I can find you the house, but it's about the community. Is the community going to fit the lifestyle that you're looking to have in retirement? And so I [00:08:00] usually do spend a lot of time talking to people about what is your lifestyle?

What are you s- seeking to achieve with this purchase? What do you want to have happen once you're here? Because, again, it's expensive to move again, so- I guess the last thing that I can say is that, you know, keep in mind every community has its own personality, and the best one isn't necessarily the most popular.

It has to fit your lifestyle. So in the comments, as I always say, tell me what you're looking for. Tell me what's important to you, and I will answer that.
